HOME OWNERSHIP CENTER

The Detroit Homeownership Center CDC works to help renters and low to moderate income
home buyers overcome and remove barriers such as the lack of affordability, credit, information,
confidence, down payment and closing costs assistance; property maintenance and available
housing. The Detroit Homeownership Center CDC also attempts to prevent the unlawful acts of
discrimination, identity theft, predatory lending and the scams that are perpetrated against
residents.

The Detroit Homeownership Center CDC blends both theory and practice in its attempt to
preserve, strengthen and promote homeownership. Kenneth L. Scott, the Executive Director of
the Detroit Homeownership Center CDC, is a HUD Certified Housing Counselor in
Homeownership Counseling, Prepurchase Homeownership Education and Credit Counseling; a
former preferred housing counselor instructor for Neighborhood Legal Services Michigan,
Southwest Housing & Economic Solutions ,Wayne Metro Community Association and National
Faith Homebuyers.

The Detroit Homeownership Center CDC provides counseling and education to residents, whether
they are renting homes, attempting to buy homes or simply trying to retain homeownership. The
Detroit Homeownership Center CDC works at preserving homeownership for homeowners who
are near default, strengthening homeownership in sparsely populated communities in which
vacant properties exist and promoting owner-occupancy versus renting. A strong viable tax base
is incumbent upon owner-occupancy being re-established in the City of Detroit.

The Detroit Homeownership Center CDC will preserve homeownership by providing the owner
the necessary tools to live in that home without fear of default. The Detroit Homeownership
Center CDC will strengthen homeownership by tracking statistics regarding homeownership,
rentals, sales, prices, foreclosures and vacancies within the community in order to maximize
owner occupancy, decrease vacancies therefore increasing safety within these communities.

During this course of time, the homeowner or potential home buyer is made aware of his or her
homeownership rights, code enforcement, property taxes, tax incentives, home warranties and
insurances. These factors contribute to the vested interest of the homeowner(s), viability and
stability of the community in which they live, increases population density, home sales, home
prices, safety and cohesiveness of the community, thus making the community more attractive to
those pursuing homeownership.
